Summary of Restrictions

Thunder Bay Resort Guidelines

Residential use only, single family sites 61 through 98, and single or multiple family including condominiums on sites 1-60 and 99-104.

Minimum living area for single family dwelling is 960 sq. ft. and for two-story dwelling is 1100 sq. ft.

Attached garages permitted. No unattached garages.

Single family setbacks: River frontage generally 50' with some exceptions; Road right-of-way 30'; Side lot lines 10'.

Tree removal and thinning on wooded lots is regulated.

Docks on river front lots are regulated.

Plan review and approval by developer.

Some sites are now served by natural gas, municipal water and/or sewer and these services may be extended to other sites in the future. All sites are new in the Village of Hillman.

There will be no requirement to build within a certain period of time after purchase.
